Everything on Five Year, including rate comparisons, estimates, and crowdsourced reports, is information only. It is not mortgage advice, financial advice, or a recommendation. Always confirm exact terms with your lender or a licensed professional before making decisions.

Rate reports

• By submitting a rate report, you confirm the information is accurate to the best of your knowledge and is yours to share.
• Reports are crowdsourced and self-reported. We review submissions before publishing but we do not independently verify them.
• We may edit, delay, or remove any report at our discretion, including reports that look inaccurate, duplicated, or abusive.
• Published reports show only the rate details you provided. They never include your name or contact information because we do not collect it. See our Privacy Policy for how we handle the technical data our hosting provider logs.

What Five Year is not

Five Year is an independent information site. We are not a mortgage broker, lender, or financial institution. We do not sell mortgages, arrange financing, or sell your information to brokers or lenders for marketing.

Acceptable use

• Do not submit false, misleading, or duplicate rate reports.
• Do not attempt to abuse, overload, or interfere with the site or its forms.
• Do not use the site for any unlawful purpose.

Estimates and third-party rates

Dollar estimates on this site are approximate and based on the inputs shown. Posted bank rates are starting points; most borrowers are offered discounted rates below posted. We work to keep information current, but rates change frequently and we cannot guarantee accuracy at any given moment.

The site is provided as-is

Five Year is provided as-is, without warranties of any kind. To the fullest extent permitted by law, we are not liable for decisions you make based on information on this site.

Changes

We may update these terms from time to time. Continued use of the site after changes are posted means you accept the updated terms.

These terms are governed by the laws of Ontario and the federal laws of Canada.
