Privacy Policy

Five Year is an independent Canadian mortgage information site. This policy explains what information we collect, why we collect it, and the choices you have. We follow Canada's Personal Information Protection and Electronic Documents Act (PIPEDA).
What we collect
Rate reports you choose to send us. Our anonymous rate form asks for your mortgage rate, lender, whether it is fixed or variable, the term, whether it was a purchase, renewal, or refinance, your province, and optionally the date you received the rate. We do not ask for your name, email address, phone number, or street address.
Automatic technical data. Our hosting provider (HubSpot) automatically logs information such as your IP address, browser type, and pages visited, and uses cookies for basic analytics and security. An IP address can count as personal information under Canadian law, so we treat it that way. This means that while your published report never identifies you, your visit itself is not completely untraceable, as is true of nearly every website.
How we use it
- To publish crowdsourced mortgage rate statistics, such as averages and ranges by term and rate type.
- To operate, secure, and improve the site.
- To respond to access, correction, or deletion requests.
What we never do
- We never sell your information.
- We never share it with mortgage brokers or lenders for marketing or lead generation.
- We never publish anything that identifies you. Published reports show only the rate details, never who sent them.
How long we keep it
Raw form submissions are removed after they are reviewed. Approved reports are kept as part of our rate statistics; the live card on our homepage shows reports from up to the last 90 days. We periodically delete data we no longer need.
Your rights
You can ask us what information we hold about you, ask us to correct it, or ask us to delete it. Email fiveyearca@gmail.com and we will respond within 30 days.
Cookies
HubSpot sets cookies to remember basic preferences, measure traffic, and protect against abuse. You can block or delete cookies in your browser settings; the site will still work, but some features may behave differently.
Changes to this policy
If we change this policy in a meaningful way, we will post the updated version here and revise the effective date above.
