Amortization Explained: 25-Year vs 30-Year and What Each Costs You in Dollars

Amortization is simply the clock your mortgage runs on: the number of years it would take to pay the balance to zero at your current rate and payment. In Canada the standard is 25 years, and 30 years is the main alternative. Lenders love to sell the 30-year on the monthly payment. They rarely volunteer the total cost. Here is both, in dollars.

Fixed vs Variable Mortgage Rates in Canada: How to Actually Choose

Most fixed-versus-variable advice is a rate forecast in disguise: go variable because "rates are coming down," or fixed because "rates are going up." Your whole decision rides on a prediction nobody makes reliably. There is a better way: run the dollars. What does each option cost per month, what does it cost to get out early, and what happens to your budget if rates move against you.
